If you’re acting as an executor, a full valuation is required to complete probate forms and assess Inheritance Tax liability. Fully complaint with the Inheritance Tax Act 1984, we provide written probate valuations for house contents.

We regularly receive instructions from clients living throughout the UK. As long as we can arrange to have access to the property via a solicitor, estate agent, neighbour, etc., we can be relied upon to provide an efficient house clearance service. Whether you’re local or managing the process remotely, our house clearances are designed to be stress-free.

Not a problem. We have clients throughout Europe, America and Canada who have used our services.

There are normally no up-front charges to pay. Any fees are deducted from the proceeds of the auction, and you’ll receive a fully itemised statement with your final settlement paid directly into your bank account by electronic transfer. Our house clearance auctions service regularly generates enough revenue to cover the clearance costs entirely, and our clients are often pleasantly surprised by the amount of profit they make from the estate.

We usually need two to three weeks’ notice, although we may be able to handle urgent clearances depending on availability. Please note we cover properties within a 20 to 30 mile radius of Runcorn. The clearance itself can typically be completed in a day or two depending on the size of the property. We offer home consultation visits beforehand where we’ll explain everything without any obligation, and we have detailed information folders available for solicitors, executors and estate agents.
